Traditionally, peak times in our local housing market align with our high season for tourism: primarily fall through early spring (around October through April). The influx of visitors during this period boosts local businesses’ activities leading to an increased interest in residential properties.
Many individuals visit during these months to escape colder climates elsewhere, a group fondly known as snowbirds, and they significantly influence our housing market dynamics. Some snowbirds opt to rent properties during their stay while others prefer buying second homes here.
Furthermore, many retirees choose this period to relocate permanently to take advantage of our tropical climate. This demographic contributes substantially towards increasing demand for homes in our region.
Slow Periods
In contrast with peak times, off-peak periods tend to coincide with summer months, from May through September. During this time we typically experience reduced activity from tourists due to higher temperatures and humidity levels.
For many families nationwide who might be considering relocation, the school year ends around May/June making it less convenient for them to move at this time resulting in decreased demand within these months.
